Farmington, Mo. (KFMO) - A major new retail development is officially moving forward on the west side of Farmington, with site work already underway for what is expected to become one of the area’s largest new commercial projects.
Farmington City Administrator Greg Beavers says the developer has now officially taken over the property, and crews have already started clearing the 28.16-acre site where the new development, called Farmington Crossings, will be built.
The project is planned for the intersection of Highway 67 and Woodlawn Drive and is being developed by SimonCRE. According to the developer, Farmington Crossings will be a 316,064-square-foot open-air retail power center designed to serve not only Farmington, but a much larger regional trade area across southeast Missouri and surrounding communities.
SimonCRE describes the site as strategically positioned in what it calls one of the Midwest’s most active “hidden giant” markets, functioning as a regional shopping hub that extends well beyond Farmington’s city limits.
The development will feature a mix of major national retailers, soft goods stores, dining options, and sit-down restaurants.
One of the largest planned spaces will be a 129,000-square-foot national big box retailer, which has already closed on nearly 9.9 acres of the site. While SimonCRE has not publicly identified that anchor tenant, the St. Francois County Commission approved an assurance agreement with Target during its February 10, 2026 meeting for completion of the Bray Road project, fueling speculation that the national retailer may be part of the development.
One tenant that has officially been announced is Academy Sports, which will occupy a 55,000-square-foot space at the center. SimonCRE also confirmed it has secured a lease with Burlington, which will join several other planned national retailers expected to occupy spaces ranging from 22,000 to 24,000 square feet.
The developer says the center was already 68 percent pre-leased at the time of closing, signaling strong interest from national tenants before construction has fully ramped up.
In a statement, Joshua Simon, Founder and CEO of SimonCRE, said Farmington has proven itself to be a strong and resilient retail market.
He said Farmington “has established itself as a remarkably resilient retail hub that serves a massive trade area extending well beyond the city limits,” and added that the project will bring “new national brands and dining experiences to the community.”
Beavers also praised the project, saying the city is excited to work with SimonCRE to deliver a new retail power center to the area.
He said the expansion of Farmington’s retail trade base will help ensure the city remains a regional business center well into the future.
With land clearing now underway, Farmington Crossings marks a major step forward in west side development and could significantly reshape the retail landscape for Farmington and the surrounding Parkland region.
